Are you buying or selling a property with electric fencing?


We have received important news from our conveyance attorneys regarding the implications and requirements when purchasing a house with an electrical fence.


The government has postponed the implementation of the new regulation until November 30, 2012. As a consequence of this postponement, any person who after this date takes transfer of a property on which there is an electrical fence system, is obliged in law, to possess a certificate.

It is our attorney’s view that if sale agreements have been signed which contain no reference to the certification issue, that a purchaser cannot compel a seller to provide him with that certificate and the purchaser will therefore have to obtain it, at his own expense, once transfer has occurred.

With most houses having these installations and security measures, this is a fair note to heed and bear in mind when buying or selling!
